Extract Fan Flow Testing

Making sure your ventilation does exactly what the regulations require.

Why it is Required

Extract fan flow testing — also known as ventilation flow rate testing — is a compliance requirement for most new build homes under Part F of the Building Regulations. It confirms that mechanical extract ventilation systems, such as bathroom and kitchen extract fans, are performing at the minimum flow rates set out in your design specification.

At APT UK, we carry out extract fan flow testing efficiently, accurately, and alongside your air tightness test where possible — keeping your programme on track and your appointments to a minimum.

Good ventilation is essential for the health and comfort of building occupants. Extract fans in kitchens, bathrooms, and utility areas remove moisture, odours, and pollutants from internal spaces. If they’re not performing at the design flow rate, they’re not doing their job — and the building won’t meet its regulatory requirements.

Testing confirms that each fan is correctly installed, appropriately commissioned, and performing at the required level before your project is signed off.

Our Process is Straightforward

What the test involves

We attend site with specialist airflow measurement equipment and test each extract fan in turn. Readings are taken and compared against the design specification and the minimum flow rates set out in Approved Document F. Where fans are underperforming, we’ll advise on likely causes and what adjustments may be needed.

Results are documented and provided as part of your compliance records.

Combined Testing Appointments

Many clients book extract fan flow testing and air tightness testing together in a single visit. This is often the most efficient approach — reducing site attendance time and keeping your compliance testing in one place. Ask us about combined appointments when you get in touch.
